This community masterplan of 72 acres is in a central location.  To the north and west are primary single family residential neighborhoods; to the south is a heavily landscaped state university campus; and the east, are primarily industial-use site.   The site has been an oil production and storage facility since the 1920's.  The oil production is being significantly reduced to two oil producing submersed wells in park-like settings.

The "egg-shaped" primary circulation loop was deliberately curved to avoid repetitive vistas.
